About the Role: The Maintenance position within the Real Estate and Rental and Leasing industry is critical to ensuring the safety, functionality, and aesthetic appeal of residential and commercial properties. This role involves performing routine inspections, preventive maintenance, and timely repairs to building systems and equipment, thereby enhancing tenant satisfaction and preserving property value. The Maintenance professional will collaborate closely with property management teams to address maintenance requests efficiently and uphold compliance with safety regulations and building codes. By proactively identifying potential issues and implementing effective solutions, this role helps minimize downtime and costly emergency repairs. Ultimately, the Maintenance role supports the overall operational excellence and reputation of the property management organization. Minimum Qualifications: High school diploma or equivalent. Proven experience in general maintenance or a related field within residential or commercial properties. Basic knowledge of electrical, plumbing, HVAC, and carpentry systems. Ability to use hand and power tools safely and effectively. Valid driver’s license and reliable transportation. Preferred Qualifications: Certification in HVAC, electrical, plumbing, or building maintenance. Experience working in property management or real estate maintenance. Familiarity with building codes, safety regulations, and OSHA standards. Ability to operatemaintenance management software or work order systems. Strong troubleshooting and problem-solving skills. Responsibilities: Conduct regular inspections of building systems including HVAC, plumbing, electrical, and structural components to identify maintenance needs. Perform routine preventive maintenance tasks such as changing filters, pressure washing, and testing and cleaning pools. Respond promptly to tenant maintenance requests, diagnose issues accurately, and complete repairs in a timely and professional manner. Maintain detailed records of maintenance activities, work orders, and inventory of supplies and equipment. Collaborate with external contractors and vendors for specialized repairs or large-scale maintenance projects while ensuring compliance with safety standards. Skills: The required skills such as electrical, plumbing, HVAC, and carpentry knowledge are applied daily to diagnose and repair a wide range of property issues, ensuring systems operate efficiently and safely. Effective communication skills enable the maintenance professional to interact with tenants, property managers, and contractors to coordinate repairs and provide updates. Time management and organizational skills are essential for prioritizing maintenance tasks, managing work orders, and maintaining accurate records. Preferred skills like certification and familiarity with safety regulations enhance the ability to perform specialized repairs and ensure compliance with legal standards.
