- Elite Mentorship: You will work directly under the wing of our Preconstruction Director and seasoned Project Managers. You won’t just be filing paperwork; you’ll be shadowing the decision-makers who shape multi-million dollar projects.
- The "Shadow" Phase: Your initial tenure is designed as an immersive apprenticeship. You will learn the intricacies of estimating, the "art" of scope writing, and the complexities of the International Building Code (IBC) through hands-on guidance.
- A Defined Path: We aren't looking for a permanent assistant. We are looking for a future leader. This role is specifically designed to groom you for a full Project Manager position as you hit your milestones.
- The "Construction Enthusiast": You genuinely love the build process. You’re the person who stops to look through the viewing holes at construction sites.
- Educated & Eager: You hold a 4-year degree (Construction Management, Engineering, or Business preferred) and have a foundational understanding of project workflows.
- Experience-Adjacent: You have some professional project management or construction experience—even if it’s not in the commercial sector—and you are looking for a firm that will value your "soft skills" and work ethic while teaching you the technical "hard skills."

- Prepare and organize "For Construction" plan sets.
- Assist the Senior PM in developing preliminary project schedules (Gantt charts).
- Maintain the project directory and document control systems (Procore, Autodesk Build, etc.)
- Review drawings for constructability and compliance with life-safety and accessibility codes.
- Coordinate between architects, structural engineers, and MEP consultants to resolve design conflicts during the pre-con phase.
- Manage the BIM/VDC coordination process where applicable.
- Act as the primary liaison between organization and Municipal Building Departments.
- Submit and track all permit applications (Building, MEP, Land Disturbance, etc.).
- Ensure all designs align with the International Building Code (IBC) and local zoning ordinances before submission to minimize RFI cycles.
- Draft Scopes of Work (SOW) for all trades to eliminate "gray areas" and prevent future change orders.
- Manage the Invitation to Bid (ITB) process, vetting subcontractors for capability, financial stability, and schedule alignment.
- Conduct thorough bid leveling to ensure "apples-to-apples" comparisons of subcontractor quotes.
- Perform comprehensive material and labor takeoffs using software (e.g., On-Screen Takeoff, Bluebeam, or Stack).
- Develop detailed cost estimates from Schematic Design (SD) through Construction Document (CD) phases.
