Lead Maintenance Job Description, Texas

LiveNjoy Residential is seeking a dedicated and skilled Lead Maintenance Technician to join our team! This key position plays a crucial role in maintaining high standards for property upkeep and tenant satisfaction.

Key Responsibilities:

Lead and manage maintenance staff in the execution of service requests and preventative maintenance.

Conduct regular property inspections to ensure safety, cleanliness, and overall quality, and address any maintenance issues proactively.

Coordinate the timely completion of all make-ready repairs and improvements to vacant units to ensure they meet company standards.

Perform a variety of maintenance tasks including plumbing (water heaters, faucet replacements etc.), electrical, painting, and general repairs.

HVAC - Maintain, repair or replace A/C condensers & air handling units.

Maintain Pools

Maintain accurate records of maintenance activities, inventory levels, and work orders.

Ensure compliance with safety regulations and standards, fostering a safe work environment for all team members.

Assist with training and onboarding of new maintenance staff as needed.

Communicate effectively with Property Managers and team members regarding maintenance issues and priorities.

Requirements

Qualifications:

4+ years of experience in maintenance, preferably in a property management setting.

Ability to oversee and manage a team, with strong leadership skills.

HVAC (EPA) Certification .

Certified Pool & Spa Operator (CPO) Certification.

High school diploma or equivalent; additional technical training is a plus.

Strong troubleshooting skills and ability to repair a variety of maintenance issues.

Bilingual is a plus, but not required.

Excellent verbal and written communication skills.

Valid driver’s license and reliable transportation.

Ability to work on-call, evenings, weekends, and holidays as needed.
