Position Overview

We are seeking an experienced Commercial Property Manager with a strong financial background to manage a portfolio of commercial properties. This role is highly focused on CAM reconciliations, budgeting, and financial reporting, while also requiring strong follow-through, communication, and ownership-level accountability.This position reports directly to the Vice President and works closely with ownership.

Required Qualifications

Residential-only experience will not be considered 5+ years of commercial property management experience Direct CAM reconciliation experience required (hands-on preparation) Proven experience preparing and managing annual budgets Strong understanding of commercial leases and expense recoveriesAdvanced Excel skills (reconciliations, variance analysis) Strong organizational skills and attention to detail Excellent written and verbal communication Ability to manage deadlines and priorities independently Core Responsibilities Financial Management (Primary Responsibility) Prepare and manage annual operating budgetsPerform hands-on CAM reconciliations and tenant bill-backs Analyze expense variances and provide clear explanations to ownership Review and approve invoices; ensure proper expense coding and allocation Coordinate closely with accounting to ensure accurate financial reporting Assist with reserve planning, dues increases, and special assessments

Property Management

Serve as a point of contact for owners and tenants regarding financial matters Respond to CAM and budget-related inquiries professionally and clearly Prepare financial summaries for ownership and board meetings Maintain strong follow-through and responsiveness

Operational Oversight

Coordinate vendors and service contracts with financial oversight Ensure lease compliance related to operating expenses Track costs against budgets and flag issues proactively
