Position Title Floating Assistant Maintenance Manager Location Multiple properties within assigned portfolio/region Position Summary We are seeking an experienced and motivated Floating Maintenance Manager to support maintenance operations across a portfolio of multifamily apartment communities. This role is responsible for ensuring properties are maintained to company standards, assisting with staffing coverage, leading special projects, troubleshooting maintenance issues, and supporting onsite teams with preventive maintenance, resident service requests, and property turns.The ideal candidate is a hands-on leader with strong technical skills, excellent communication, and the flexibility to travel between communities as needed. Key Responsibilities Provide maintenance leadership and operational support across multiple multifamily properties Assist properties experiencing staffing shortages, high workload, inspections, or special projectsOversee and perform repairs in areas including plumbing, electrical, HVAC, appliance repair, carpentry, and painting Ensure timely completion of resident work orders and apartment turnovers Conduct preventive maintenance inspections and ensure compliance with safety standards Support property walks, REAC inspections, and vendor coordinationTrain and mentor maintenance technicians and onsite teams Maintain inventory, tools, and maintenance supplies Ensure all work is completed in compliance with local, state, and federal regulations Participate in emergency on-call rotation as required Maintain accurate maintenance records and reportsQualifications 2+ years of multifamily maintenance experience required Previous supervisory or maintenance management experience preferred Strong knowledge of HVAC, plumbing, electrical, appliances, and general building systems Valid driver’s license and reliable transportation required Ability to travel regularly between assigned propertiesStrong problem-solving and organizational skills Excellent customer service and communication abilities Ability to lift up to 50 lbs., climb stairs/ladders, and work in various weather conditions Preferred Skills Experience with property management software Knowledge of Fair Housing regulationsHVAC certification preferred CPO certification a plus Compensation&Benefits Competitive salary Medical, dental, and vision insurance Paid time off and holidays 401(k) with company match Employee housing discount (if applicable) Career growth opportunities Schedule Full-time Monday–Friday with rotating on-call responsibilities Occasional evenings/weekends as needed
