The Maintenance Director at Symphony Maple Crest is responsible for overseeing the Maintenance Department and ensuring all physical plant assets are well-maintained. Candidates should have a high school diploma or equivalent and possess strong supervisory and leadership skills, with a focus on safety and compliance.The role requires excellent organizational and time management skills, along with the ability to work effectively in a fast-paced environment. This position offers a salary of $70,000 per year and requires a minimum of 5 years of relevant experience in maintenance or facility management. The Maintenance Director will also be responsible for training staff, ensuring resident safety and comfort, and maintaining compliance with infection control guidelines.In keeping with our organization's goal of improving the lives of the Residents we serve; the Maintenance Director plays a critical role in maintaining all physical plant assets on the property. The Maintenance Director is responsible for the planning, development and overall operation of the Maintenance Department.Principal Duties and Responsibilities: Responsible for the completion of all service and repair tasks as assigned. Operates the maintenance department in a safe manner by ensuring compliance with Federal, State, and local regulations and following established policies and procedures. Ensures the physical building meets all safety and building codes.Schedules vendors and contractors for necessary building repairs and emergencies outside the scope of routine maintenance. Assists in emergency situations related to the physical plant and acts as the facility's safety officer. Ensure that regular equipment and systems maintenance schedules are monitored and followed at all times.Works with department heads to ensure routine maintenance in Residents care areas does not interfere with the care or safety of Residents. Responsible for operating the Maintenance Department within budgetary guidelines and limitations. Completes annual performance reviews of all subordinate staff. Provides guidance and education to staff in regard to their performance.Responsible for training and educating staff members. Assure that established infection control and standard precaution practices are maintained at all times. Follow established safety precautions when performing tasks and using equipment and supplies. Reports all hazardous conditions, damaged equipment and supply issues to the appropriate persons."On-Call" responsibilities for emergent environmental/maintenance issues. Maintains the comfort, privacy and dignity of Residents and interacts with them in a manner that displays warmth, respect and promotes a caring environment. Must answer and respond to call lights promptly and courteously when working in Resident care areas.Assist with new admissions, re-admissions and assist with the transfer of Residents to different rooms within the facility. Communicates and interacts effectively and tactfully with Residents, visitors, families, peers and supervisors. Maintains a high level of confidentiality in accordance with HIPAA guidelines at all times and protects confidential information by only providing information on a "need-to-know" basis.Attend and participate in departmental meetings and in-services as directed. Understands Infection Control and follows the Company's Infection Control guidelines, such as hand washing principles, understanding of isolation and standard precautions, recognizing signs and symptoms of infection, demonstrating and understanding of the process for identifying and handling infectious waste and cross contamination, maintaining personal hygiene, and complying with OSHA standards in the workplace.Promotes and Protects Resident Rights by assisting Residents to make informed decisions, treating Residents with dignity and respect, protecting Residents' personal belongings, reporting suspected abuse or neglect, avoiding the need for physical restraints in accordance with current professional standards, and supporting independent expression, choice and decision-making consistent with applicable laws and regulations.Regular and reliable attendance. Perform other tasks as required. Required/Desired Qualifications: Education, Training, and Experience: High school diploma or equivalent. Specific skills, knowledge, and abilities: Excellent organizational skills and attention to detail. Excellent time management skills with a proven ability to meet deadlines.Strong analytical and problem-solving skills. Strong supervisory and leadership skills. Ability to prioritize tasks and to delegate them when appropriate. Ability to function well in a high-paced and at times stressful environment. Competent with Microsoft Office or related software. Ability to work with people with physical and mental disabilities including those using profanity, derogatory language and the like.Other Special Requirements: Manual dexterity required to operate modern office equipment.
