Facilities Maintenance Tech III, Liberty

Job Purpose The job duties and responsibilities of the position of Facilities Maintenance Technician III include, but are not limited to: responsible for maintaining the company’s buildings, grounds, and equipment in a well maintained functional condition. Performs a variety of skilled and unskilled maintenance activities to maintain the condition and appearance of buildings and grounds in accordance with established standards. Under limited supervision, ensures that maintenance practices are in compliance with company requirements. This position will monitor outside contractors or vendors for various services. Essential Functions The job duties and responsibilities of the position of Facilities Maintenance Tech III include, but are not limited to: Monitors contractor performance, works closely with outside vendors and contractors to ensure work is completed according to set specifications Assists with maintaining building security Performs basic electrical work and determines when an electrician is required Performs basic plumbing work and determines when aplumber is required Transports goods or equipment as assigned Responsible for alerting the Facility Manager of any unusual occurrence and/or damage that have taken place or that may occur Carry cell phone as required for on-call maintenance during shift Schedule and complete the “Preventative Maintenance Program” Performs immediate cleaning duties necessary to maintain clean facility Performs other maintenance duties as assigned by the Facilities Manager Performs basic carpentry, painting and plastering Performs basic general mechanical maintenance (e.g. heating, ventilating, air conditioning) Perform periodic checks of agricultural well and domestic water systems Perform all work in accordance with established safety procedures Assure safety standards are used which comply with all company, local, city, state and federal guidelines Ensure compliance of all work related activities ina fair, ethical, and consistent manner Complete payroll time sheets and mileage reimbursement and submit to supervisor as determined Maintain a professional courteous manner with all residents, vendors, and fellow employees Maintain inventory controls for cost effective operations All other responsibilities as assigned Competencies and Qualifications Must have a valid NYS Drivers License Self-starter and team player Must be organized and provide deliverables in support of project plans Understand and follow oral and written instructions Ability to prioritize and manage multi-functional tasksGeneral knowledge of safety Some mechanical skills and experience Ability to work effectively under pressure, and against strict time constraints Ability to use standard powered and non-powered tools Must be able to travel to various work-site locations on demand Must be comfortable and able to workon a ladder of up to 20 feet Must be able to work independently without direct supervision This Company is an Equal Employment Opportunity Agency and will give all qualified applicants consideration for employment without regard to race, color, religion, gender, national origin, disability status,protected veteran status, or any other characteristic protected by law.
