- Project Oversight: Manage the end-to-end construction of residential homes on schedule and within quality standards.
- Scheduling: Coordinate critical dates, including permits, inspections, and closings; actively work to reduce build cycle times.
- Trade Management: Recruit, train, and oversee subcontractors and vendors; enforce scopes of work and hold trades accountable to schedules.
- Quality Control: Conduct inspections to achieve "0-Defects" closings; manage plan redlines and resolve engineering mistakes promptly.
- Cost Management: Control costs by negotiating labor Variance Purchase Orders (VPOs) and monitoring material waste or theft.
- Customer Service: Lead homebuyer meetings (pre-construction/progress), communicate updates regularly, and manage warranty claims.
- Site Maintenance: Maintain clean, safe jobsites adhering to safety regulations; oversee the upkeep of community models and spec homes.
- Safety & Security: Conduct trade safety meetings, document/report jobsite injuries immediately, and manage model security systems.
- Team Collaboration: Work with sales, purchasing, and off-site management; mentor and train Assistant Builders.
- Administration: Complete construction paperwork, reports, and payment approvals timely when work is 100% complete.
